Hazards of postponing mold remediation (Molds in Massachusetts)

Remediation MoldIn August, on a mold inspection for a perspective client, it was determined that the client had minimal mold in their basement. It was suggested to the client to address the situation as soon as possible. The client was on the fence about righting the mold and decided to hold off on it. The client was told that if they wait too long, the mold could multiple as well as the cost for mold remediation. The client was supplied with an informational packet on the dangers of mold.

Anyways, 3 months later, the client calls up and says let's get this mold taken care of. The client was advice that it may be a different price if the mold grew in the 90 days since the quote was given. An appointment was scheduled, and it was found the mold had engulfed the basement and nothing was salvageable. A small mold remediation that would have taken a day turned into a 5 day project. You can imagine what the cost was for the mold remediation, never mind the cost to reconstruct the basement to finished quality.

This goes to show you, that something's should be addressed in an urgent matter, especially when it is dealing with your health and your home and your hard earned money!

After completing thousands of job in the past 15 years, it seems that some contractors call themselves mold remediation professionals if they just pick up a kit from a box store. As a result these individuals are not educated on mold nor practice the right protocol nor have the proper licenses and insurance. This leads to these individuals to bid on people's projects at prices that are missing all the overhead of the professionals. It makes customers wonder why 3 bids can vary so much. The contractor that deals with the box store is bidding on a daily wage and that is it. Then there is the contractor who overcharges the client by thousands, hoping they don't know any better.

The best bet for a homeowner is to pick the price that is right in the middle. This individual will also typically have the best references and be happy to share with you success stories.

Help! Need to know how much credit to ask seller for--repairs.?
Hi there, I've put a bid in on a cape code style home that didn't do well at all during the home inspection. I was going to withdraw my offer, but the realtor told me to give them a dollar figure to make things right I need some ballpark numbers quick, but I dont' want to be unfair to them or myself. Here are some of the things that need to be done: New roof. Possible full tear-off. There was moisture in the drywall on the second floor, a friend told me that the plywood might be ruined. Mold remediation. Mold was found in the basement and the storage areas of the second floor. New Gutters. Extensive masonry repairs, large cracks, chimney and full side of residence. New Chimney vents and caps. Caps were cracked. Any ideas???? I just don't know what to ask for. The home is 1850 square feet if that helps. Thanks in advance. Suz
